Q.   Why should I use a mortgage broker?

A.   Mortgage Brokers are professionals who have relationships with numerous lenders, both institutional and alternative sources.  Many of these companies are not accessible to the public.  With this large volume of lending sources, Mortgage Brokers can offer the products of hundreds of companies, whereas a bank can only offer their own limited products.



Q.   Why should I choose Pioneer West over other mortgage brokers?

A.   Pioneer West is committed to providing the best employees to ensure that you get the best advice and service.  As well, Pioneer West representatives are trained as experts in institutional and alternative mortgage financing - this means that Pioneer West can provide the best rates and terms available for you and get you financing that most brokers would be unable to obtain.



Q.   How can I tell whether or not I qualify for a Best Rate Bank Mortgage?

A.    In many cases we can tell you right on the telephone! Here are some "Red Flags" that may prevent you from qualifying:

  1. You are self employed and cannot provide 3 full years of financial statements.
  2. You have been on your job for less than a year and have a record of job instability.
  3. You have a poor or marginal credit rating.
  4. You do not have your down payment.



Q.   What is an alternative mortgage?

A.   Pioneer West provides Alternative Mortgages for clients who are either unwilling or unable to obtain a Best Rate Bank Mortgage.  These loans are easy to qualify for and quick to complete because approval is based almost entirely on the equity in the property.  Alternative Mortgages carry a higher interest rate and involve set up fees such as brokerage, discount, legal and application fees.  These set up fees are rolled in to the loan so that clients do not have to pay any up front set up fees prior to receiving the loan.



Q.    Are there hidden costs?

A.   NO. We will tell you up front about any and all costs; e.g. appraisals, C.M.H.C. fees, legal fees, broker/lender fees, etc. There may be situations where we are unable to quote exact fees; e.g. legal fees. This is due primarily to continually increasing government charges, costs for land title registration and other services beyond our control.



Q.   What happens if I can't pay?

A.   The important thing to remember if you have a payment problem is to work with the lender. Contact the lender immediately when you have a problem. They will always try to work things out with you. NO lender wants to foreclose. There are times when it may be best for you to list and sell your property rather than to lose it through foreclosure. In most cases an arrangement or a refinance can be completed to assist you.



Q.    Can I still sell my home if I have a mortgage on it?

A.   YES. The sale is normally handled by a Realtor first, then a lawyer or notary. When the sale completes, the lawyer/notary simply calls the lender to ascertain the balance owing and then pays out the mortgage and you receive a cheque for the difference.



Q.   Do you have a Privacy Policy?

We also restrict internal access of stored data to select employees that have been informed of our privacy policies. However, "perfect security" does not exist on the Internet and we urge you to contact us if you have concerns involving the security or privacy of your information.
